Do I need a 4-point inspection in Florida?
If your home is older, most Florida carriers will require one before binding or renewing coverage. The age at which it applies varies by carrier, and some require it only at renewal. Your insurance agent will tell you whether yours is needed — call them before you schedule.
How much does a 4-point inspection cost in Florida?
Ours is $150 on its own. Bundled with a wind mitigation inspection it is $250 for both — one visit, both forms. If you are already booking a residential, condo, pre-listing, or new construction inspection, you can add both the 4-point and wind mitigation for $100.
How long does a 4-point inspection take, and when do I get the form?
The inspection itself typically takes under an hour, since it covers four systems rather than the whole house. We deliver the completed form the same day or the next morning — fast enough to keep an insurance binder or a closing on schedule.
Can a 4-point inspection fail?
No. A 4-point report is not pass or fail. It records the condition of four systems, and the carrier decides what it means for your policy. Older wiring, an aging roof, or certain panel brands may prompt questions from an underwriter, but that is the carrier's call, not ours.
What is the difference between a 4-point and a full home inspection?
A full residential inspection is a 400+ point walkthrough of the entire property, written for you as the buyer. A 4-point covers only roof, electrical, plumbing, and HVAC, and is written for your insurer. Buyers of older homes often need both.
